Not all agents can publish âcoming soonâ listings as this new type of listing that is currently being tested during a trial period with broker permissions. We have access and are able to publish Coming Soon MLS Listings. So what does this mean and why should you care? Itâs an amazing way to put out a teaser and you can tweak things until you think itâs right. The first day on the market will be the 22nd day. The Coming Soon listing status allows for the pre-marketing of a listing to MLS PIN subscribers within the MLS system for up to 21 days. A Coming Soon listing cannot be shown to potential buyers until it becomes a traditional âactiveâ listing in the MLS system. The cost is $200 per listing to get 21 days of Coming Soon before you accumulate data on market. In my opinion, coming soon is a great tool to test your strategy before it counts.

I came across another service, why do you charge more?
To date, we havenât found a service who can match our offering.
Our price reflects the high-quality customer service and personalization that we provide 7 days a week. We will make recommendations if we feel thereâs room to enhance the perception and marketability of your property. Providing sellers with exceptional customer service has always been our top priority. If you are the type of seller looking for a cheaper way to get your home onto MLS you might be able to find a service that will fit your needs, but keep in mind you get what you pay for. Our service is for sellerâs who want to get the biggest bang for their buck. Nobody, including your neighbors, will know you listed your home for a flat fee unless you tell them. All properties are listed under the Hillman Real Estate brand.
We do many things that others donât. Rather than run down a long list we will point out a few things that we believe differentiate our service.
- We are not a referral network. We donât take your money then send out your listing to an agent local agent. You will deal with us directly.
- We do not limit the number of fields /features you can put on your listing. Services do this because they donât want to spend a long time creating your listing.  Unfortunately, this isnât something you would know unless we pointed it out, but its often true. Our listings are choke-full of details just like a full-service listing. Prior to activating your listing, we will often look through your photos and add any details we believe you have missed. listing so it looks the best it can. We want to put our sellers in the best possible position to succeed so taking the time to polish up your listing only helps. We are confident nobody else is doing this.
- We make it easy for your buyers, not working with an agent, with an easy way to create an offer by using our Offer Wizard. You can test it out by going to the *Real Estate Offer Tool. This tool helps many deals come together without the involvement of an agent which means more proceeds for you.
- Our selling platform is designed to simplify and streamline the selling process so our sellers are guaranteed a headache-free selling experience. With our service, you wonât need to remember a username or password to sign up or make listing changes.
- We make sure our sellers know how to handle situations so they look like they have done this before. We give you useful feedback and information because time is of the essence when your offer is up against a deadline.
- Transparent communication: If a prospective buyer calls us we will provide your information to them. If they leave us a voicemail, we will forward you a copy of the voicemail in .mp3 format so you can listen and respond. If someone emails about your property, we will the message to you immediately. We recommend our sellers check their email often since inquiries are sent out shortly after we receive them.
- If you need more reasons we can give you a current or past seller as a reference. We have done thousands of listings since 2006 and have never had an unhappy customer. Even sellerâs who werenât able to get their home sold still recommend us because our service is never the reason why the property didnât sell.

When we re-list on MLS with new agency, will the days on market reset to zero?
This is a fairly common question; one that is misconceived. MLS updates policies, rules, and regulations to curb unethical agents who think they can trick the system. Being honest, ethical and professional is the best way to be successful in real estate.
In order for your property to show as zero days on market, the address needs to be off of MLS for 60 days. The cumulative DOM reset policy for new listings has been updated. When a listing has been off the market in one or more of any of the off-market statuses (not just Expired or Canceled), uninterrupted, for at least 60 full days immediately preceding the entry of a new listing for that property, the Days on Market from the old listing will not be added to the new listing.
However, since MLS retains all listing data for all previously listed properties, the total days on market will show under the âproperty historyâ feature. With this being said, waiting 60 days to reset the DOM counter makes little sense. Any reasonably intelligent buyerâs agent will do a historical search on MLS on behalf of their buyer client.
If your property is relisted on MLS before the 60-day mark, it will still show up on MLS as ânewâ for a few days. This is what counts when marketing real estate to consumers.

How many photos can I add to my flat fee MLS listing?
Photos are extremely important when marketing real estate. When taking your photos, they should be in landscape mode; portrait mode photos donât look good on third party sites. For the sake of consistency, all photos should be shot using the same mode. Please note, per the rules and regulations of MLS, for sale signs, contact information, and watermarking, is not allowed on photos. We do not allow the use of photorealistic imagery (virtual staging or renovation editing). However, we do allow architectural plans and interior designs (CAD). You must also own the rights to your photos. If you have previously listed your property with another agent, they technically own the rights to the photos. With this being said, you should not search online for your old listing photos and reuse them without permission from the agent unless you photographed them originally.
Photos should be directly related to your property. Showing a local park isnât a great approach.
Massachusetts
Photo Allowance: up to 42 photos per listing. Less is more. Photo allowance is subject to change, but we will inform you of any changes made by MLS prior to activation.
Photo File Size: 512 x 400. Although MLSPIN provides optimal size, it is best to just send us the photos without resizing them. MLS will automatically resize the photos.
New Hampshire
Photo Allowance: up to 40 photos per listing. Less is more. Photo allowance is subject to change, but we will inform you of any changes made by MLS prior to activation.
Photo File Size: maximum resolution is 1280 x 960. If a photo is under the 125K limit but has a resolution of image size larger than 1280 x 960, compression will occur. If a photo is over 125K in file size, the image will be compressed to 125K. Note: this could result in a reduction in quality. For users who upload photos larger than the 125K limit, it is recommended that the images do not exceed 20MB in file size.
Photo Orientation, Formatting, and Ordering
Although not required, we suggest that all photos be taken in landscape mode (turn your phone sideways). Photos taken in portrait mode do not look good. We accept the following photo file formats: .jpg, .png, .gif, and .pdf if you want to send us floor or architectural plans and designs. You should name the photo files in the order you would like them displayed (1.jpg, 2.jpg, 3.jpg) on your listing. If you do not specify the order, we will arrange them for you. The best approach is to start with 1-2 exterior photos > kitchen > first floor rooms > bathrooms > open areas > bedrooms > basement > more exterior > landscape shots. If you have a small bathroom, skip it. Thereâs nothing gained by showing a photo of a toilet unless itâs one of those fancy TOTO intelligent toilets ;). Photos are meant to pique interest to get prospective buyers to view your property in person. Showing too many photos can sometimes give buyers a reason not to schedule a showing.
Sending Us Your Photos
All listing photos should be sent to photos@instamls.com. Once received, our system will send you an automated email response within 10 seconds informing you that we have received your photos. Our email provider (Google) allows a max size of 25 MB per email. If your photo file sizes are large, we will not receive your email, and you will not receive an automated response. If this occurs, please batch your photos and send them in multiple emails. We recommend running photos through a free online photo compression service such as www.tinyjpg.com. You may also send us a Dropbox link of your photo album. Make the album public and send us the shareable folder link so we have access to download the files. Get a free Dropbox account.

If I skip the Cape & Islands MLS add-on will my listing show up on major search sites?
The short answer is yes. The long answer is that MLSPIN is Massachusettsâ largest MLS. They have the most online partnerships. If they really wanted to MLSPIN could put the Cape & Islands MLS out of business but they arenât that aggressive. A lot of Cape & Islands agents have memberships to both services so thereâs no need to rock the boat. The advantage of having a listing on the Cape & Islands has little to do with getting proper online exposure and more to do with local agents being able to pitch sellers that being on the local MLS is important. We have done a lot of listings on the Cape & Islands and this is debatable. However, if it will make you sleep better at night itâs probably worth it. The only time sellers are unsuccessful is when they majorly overprice their property. If you overprice it will sit and go stale. If you price aggressively, nobody is going to steal your home. It will likely sell for close or over-asking if it doesnât need major work.
In order to list on the Cape & Islands MLS, you need to first list on MLSPIN.

How to show your property?
Please ensure you have a printed copy of our Showing Sign-in Sheet available for prospective buyers. Kindly request that they sign in upon arrival our sign-in sheet is designed to enable follow-up efficiently and effectively.
When showing your home to prospective buyers, itâs crucial to avoid hovering over them. Giving them space to explore freely can make them feel more comfortable and allow them to envision themselves living in the space. If the buyer comes with a family member or friend give them space to chat. If a buyer is accompanied by their agent, respect their privacy and allow them to engage with their representative. They will likely return with any questions or feedback they may have.
While we understand that you may have emotional ties to your home, itâs essential to refrain from sharing personal stories during the showing. Buyers donât want to chit-chat. Prospective buyers are primarily interested in evaluating the property itself, and minimizing distractions helps them focus on its features and potential. Let them walk around and dream a bit.

Extreme savings when using our flat fee MLS service.
The concept is simple. Our service cancels out the listing side of the commission. You pay us an upfront flat fee to list, market, and maintain the listing on MLS and partner sites for the duration of the listing. This means instead of paying 5% you only offer a commission to the buyerâs agent. This amount can be any amount you want. On average this amount is approximately 2.5% of the total purchase price (net). Â If the buyer does not have an agent you will not pay a commission to anyone.

How to sell your home without a Realtor or Agent?
Time needed:Â 25 minutes
Since you now have an option to work with a flat fee MLS service listing a home without an agent has never been easy.
- View the listing agreement before paying the service.
Read through the agreement. If it seems fair go for it. The agreement should outline what the Agency is going to do for you and what they expect of you for the duration of the agreement. You should want to work with an agency, not a company who refers you out.
- When you work with a referral service such as ForSalyByOwner.com they usually make you pay them first, then they have a local agent contact you about getting your home listed. In this instance, you are paying a referral service to who then pays the flat fee listing broker to list your home. Itâs not a bad idea, but you are paying for something before you know who the agent is.
Â
- Once the flat fee Agent contacts you, they will have you sign a listing agreement package outlining the terms of the listing agreement.
Â
- Once you sign and execute the agreement. You will fill out a property information form to tell the agent about your property so they can create your MLS listing.
Â
- Sending photo, plans, documents.
You will send us your photos, plans and documents so we can make your listing shine. See our photography detail page for more information on photo sizing, formatting, and orientation.
