Since we are licensed in New Hampshire and Massachusetts we are allowed to publish NH properties to MLSPIN. If you currently have a listing on NEREN (New Hampshire’s primary MLS) through us and want to maximize your properties online exposure we can create a New Hampshire listing on MLSPIN. Why would you want this? When it comes to online exposure MLSPIN has more partnerships than any other MLS and they are always adding new partnerships. It’s a robust platform with extreme reach. If you want to increase your chances of finding a buyer who is not working with an agent, this add-on is smart marketing. It’s a small price to pay to increase the chances of saving thousands on a buyer’s agent commission. We will create the second listing using the information on your NEREN listing. Once activated, you will have two MLS listings on two MLS platforms for increased exposure.

We can boost listing exposure by creating a 2nd MLS listing on another New England based MLS service. Doing so not only puts your listing on more partner sites, but it can also increase the chances of finding prospective buyers who aren’t working with an agent. Sometimes you want to send out a message without looking desperate. Words are powerful when used right. We will send anything you write up through the system. The goal is to catch their attention so the agent brings their most critical, demanding, picky, finicky, fussy, meticulous buyers. Price: $100.

This add-on service is used if you want to let Agents know that you are increasing the original offered sales commission amount. If your property has been on the market for a couple of weeks there’s a good chance that Buyer Agents have noticed the original commission amount being offered at the time of activation. Unlike price changes, when we edit the commission amount, MLS does not send out a notification to Agents. In order to notify them, we will compose a message through the system and send it to Agents who are working with prospective buyers who have seen your home online. You should really only increase the commission amount if you are below the average commission offering for your town. If you’re unsure, send us a message and we will tell you what agents expect in your town.
Cape Cod Listings
The total amount comes out to $350.00 (MLSPIN) + $600.000 (CCIMLS)= $950.00. Why so much? It’s more labor-intensive for us to list on CCIMLS. Your home needs to be on MLSPIN first before we can list it on CCIMLS. Your property will be listed until sold and you may cancel anytime. We aren’t here to lock you in. If the service is not for you, we can help you find a Cape agent with a successful track record in your municipality.
Your Cape Cod listing will be on two MLS systems for extreme exposure. We guarantee all of our Cape Cod homes get as much exposure as any listed sold by a local Cape Cod Real Estate Agent. How it works
Are you under the assumption that your property located within the Cape & Islands needs to be on Cape Cod’s MLS? No problem, we can help. Per the rules of the Cape Cod MLS, sellers must have an active listing on MLSPIN before they will allow your property to be on the Cape & Islands primary MLS system. This add-on service is only for those who currently have an active listing with us. If you do not already have a listing with us, you will need to do this first by filling out our regular MA flat fee MLS agreement by going here. Our partnership with CCIMLS requires us to follow specific guidelines. This essentially means we provide their small staff with a Listing Package which includes: 1) CCIMLS administrative fee. We pay them a listing fee (much like the fee you pay us) to list the property on their system. 2) A copy of your current MLSPIN listing. 3) A copy of the listing agreement between you and our brokerage. We will send you a copy of the CCIMLS listing agreement for you to sign. 4) A letter of good standing from our local Realtor board. 5) A signed document stating we will abide by their rules and regulations since we are responsible for the CCIMLS listing. 6) A Cape Cod property data input form so they can enter the listing into the Cape & Islands MLS system.
Getting your property listed on the Cape & Islands MLS is not instant. Although we prepare and send in the CCIMLS listing package right away, it can them a few business days to get the listing up. The CCIMLS staff does not work on weekends. Activation times are largely dependent on the number of listings the CCIMLS staff has in the queue. Since listing on CCIMLS is popular, they do a lot of listings each day. Please note the listing fee for a CCIMLS listing is non-refundable. This means if you pay today and your home goes under agreement before the CCIMLS listing is activated your money will not be refunded since we pay CCIMLS a non-refundable fee to list your home.

Reverse Prospecting Campaign #1
Reverse Prospecting is a signal. Once we activate your MLS listing. Names of Agents/Brokers start to accumulate and we can contact these people by sending them a private message. This is called Reverse Prospecting in the real estate world. These are actual consumers (buying) who have told their agent to set them up on the MLS system with specific criteria. Each day listings attract new prospective buyers and our system tells us this information. If your home fits their criteria and the agent/broker is accepting ‘reverse prospecting’ emails from agents or brokers, then they will receive any email we send through the system. To break it down further, we are specifically contacting the Agents who have qualified customers and are working with an agent as they search for a home. If purchasing this service, you, the seller, must provide us with an email to send out to these agents. Since we are sending this message through the MLS system, we will not be able to provide you with their email addresses. The number of prospects changes daily. We can tell you the number beforehand if you’d like. When creating your email you should be concise and it’s best to not make yourself look desperate. If your email is long-winded, it will not be read. We receive reverse prospecting emails all the time and the only ones we will read are the short ones. Agents get a ton of email, so help them out by keeping it short and to the point.

This is for sellers who have either a detached condo or an attached single family home. We create a 2nd listing (2 MLS #’s) so your property shows up under the Condo and Single Family Categories. This add-on allows you to hit a larger demographic. If you order this add-on product, and we don’t feel this strategy will be beneficial, we will void the transaction. We believe in having a sound strategy.
One aspect of marketing real estate is planting a for sale sign on your lawn. It also helps interested parties find your house after they see the listing online. Home buying should be fun and knowing where the location of a home can certainly help remove stress. However, per the rules of MLS and us you may not use any sign that says: FSBO, FOR SALE BY OWNER, BY OWNER or any sign that will confuse consumers or agents alike. Technically speaking, once a property is listed on MLS, the property is no longer considered a “for sale by owner” listing.
