This add-on service is used if you want to let Agents know that you are increasing the original offered sales commission amount. If your property has been on the market for a couple of weeks there’s a good chance that Buyer Agents have noticed the original commission amount being offered at the time of activation. Unlike price changes, when we edit the sales commission amount MLS does not send out a notification to Agents. In order to notify them, we will compose a message through the system and send it to Agents who are working with prospective buyers who have seen your home online. You should really only increase the commission amount if you are below the average commission offering for your town. If you’re unsure, send us a message and we will tell you what agents expect in your town.
Would you like your Cape Code listing displayed on the Cape Cod & Islands MLS? This service is only for current active MLSPIN listings. Per the rules of CCIMLS, your listing must be on MLSPIN before they will allow your property to be on CCIMLS. For an additional ddi$350 (+$325 from first listing on MLSPIN) we can have CCIMLS manually list your property under our real estate brand. Once payment is made we will send you a copy of their Cape & Islands Property Data Input form in pdf format. You will need to fill this form out and send it back to us so we can prepare a Listing Package for the CCIMLS staff. They have specific guidelines we need to follow to ensure listings are activated in a timely manner.
Getting your property listed on the Cape & Islands MLS is not instant. We have a reciprocal partnership with CCIMLS. This means we provide their small staff with a Listing Package which includes: 1) CCIMLS administrative fee. We pay them to manually list the property on their system. 2) A copy of your current MLSPIN listing. 3) A copy the listing agreement between you, the seller and our brokerage. 4) A letter of good standing from our local Realtor board. 5) A signed document stating we will abide by their rules and regulations. 6) A Cape Cod property data input form so they can enter the listing into the Cape & Islands MLS system.
Reverse Prospecting Campaign #1
Reverse Prospecting Campaigns Campaign #1 MLS to all Agents who are working with active buyers. This is called Reverse Prospecting in the real estate world. These are actual consumers (buying) who have told their agent to set them up on the MLS system with specific criteria. Each day these people receive new matches. If your home fits the criteria and the agent is accepting ‘reverse prospecting’ emails, then they will receive this email. To break it down further, we are especially, contacting the Agents who have qualified customers, rather than waiting for them to contact you. If purchasing this service, you, the seller, must provide us with an email to send out to these agents. Since we are sending this message through the MLS system, we will not be able to provide you with email addresses. The number of prospects changes daily. When creating your email you should be concise and it’s best to not make yourself look desperate. If your email is long-winded, it will not be read. We receive reverse prospecting emails all the time and the only ones we will read are the short ones. Agents get a ton of email, so help them out by keeping it short and to the point.
