Unfortunately, they won’t. MLS doesn’t flash ‘commission has been increased for subject property’ like they do when I property changes its asking price. But there’s a way around this. We are allowed to send private messages to any agent who has a buyer who has your property listed under their searches. We also add this info in a special field. We are allowed to send a mass message to each agent through the internal MLS system. To prevent abuse and unsolicited messages one message cost $60.00 (the fee was increased in 2022.). Do private messages work if you need to inform an agent that the seller is increasing the compensation? Yes but it’s not a perfect solution. However, there’s really no other way the agent would know unless they just happened to check the commission field again, which isn’t common. If you ask an agent if they saw the message they will say NO because technically they shouldn’t be focusing on the commission amount as it is frowned upon if you are a Realtor. The amount being offered is not a reason to show or not show a property. It’s unethical.
When writing a blub it should be upbeat and honest. Something like this tends to work best. “My seller made a mistake and they feel awful. After considering how hard real estate agents work my seller has decided to increase the offered commission amount to 2.5% to anyone who can put a deal together. The seller is also making some changes to make your job easier. Come see what’s in store.
