Pre-Closing
So you found a buyer? Congrats, but you still have some work to do to make this deal happen. You should have a good real estate attorney who will draft the purchase and sales agreement to protect your best interest. Do not use a family friend attorney who does not specialize in real estate. If you do, you may be very sorry when things get complicated.
You will also need to get your water reading in order and close out your electrical service account for the home you are selling.
If your home has a private septic system you will need to have it checked to make sure and if you live in a condominium you will need to obtain a certificate from your association that says you are up-to-date all all fees and assessments.
Right before closing you will need to allow the buyer to do a walk-through to make sure nothing has changed since you signed the Purchase and Sales agreement.
Each state has different rules for closing so be sure to consult your attorney.
